Time for us to downsize. 
 
This is a superb family home with security, space, peace and quiet, 360 degree unobstructed views and room to spare. Section is fully fenced and approximately 1 hectare with remote controlled security gate at entrance. House is 420 sq m in the upper level and 210 sq m plus in the lower level. 
 
House was completed in early 2011 and was built to the highest standard regardless of cost. Best available materials were used and construction was done by Dennis Dove Builders. Anyone familiar with Dennis would know that he is fastidious.

Materials used. Roof uses American fibreglass shingle tile system which is super strong and durable, looks great and is bulletproof. All framing was done using Douglas Fir which is more stable than Radiata. All internal gib is double thickness which gives great insulation and is also ultra quiet.
 
There is a HRV style ventilation system installed in the roof space which could easily be converted to heat pump use. External cladding is plaster and was installed by Warren Farrar of Ace Solid Plasterers. Windows and internal Joinery were done by Morrinsville Industries Ltd. 
 
Main entrance,Laundry, Living area and Kitchen have beautiful Matai flooring with underfloor heating. All tap ware is Grohe and Porcelain is Villeroy and Bosch. Hot water is provided by a Quantum Technologies 315 Litre heat pump cylinder. 
 
All lighting and heating functions are controlled by a C-Bus computerised control system and audio video and TV is handled by a Control4 system which also has control of Wi-Fi and the C-Bus system as well. 
 
4 wall mounted large screen TVs, 1 in main living area, 1 in the Lounge, 1 in Master bedroom and 1 in downstairs Bedroom also 2 Sky decoders in electronics cupboard. There are 4 Showers and 6 toilets with a bath in the guest ensuite. 
 
4 double Bedrooms upstairs plus a large separate flatette downstairs with kitchenette and toilet. Master bedroom has large walk-in wardrobe and ensuite with twin vanities and double showers. 
 
Guest bedroom has ensuite with shower bath and toilet. Kids bedrooms have shared ensuite  with shower toilet and twin vanity units. 
 
All showers are fully tiled floor to ceiling with underfloor heating in all. Downstairs has a large office/den which can be used for anything. 
 
Garage has plenty of space for 3 large vehicles with Remote doors on each space. Large storage cupboards installed along the full length of the back wall of the garage. Enormous amount of storage available under the house, stairs and a spare room beside the stairs. 
 
Kitchen has granite benchtops. 2  Dishdrawers, 1 Cooldrawer unit, double door fridge freezer,twin oven and gas cooktop and 4 burner induction plate, all F&P. Extractor fans above main dove and also induction unit. Large walk-in pantry/ servery has a full size Bosch dishwasher and a Zenith boiling water/ chilled water dispenser. No hot water jug required. Plenty of shelving and storage space in kitchen area. 
 
Open plan kitchen living area has 10 metre cavity sliding doors which open out on to covered deck area, a great social area in fine weather also a very large open fireplace in Living room. Separate Lounge room has been used as Kids game room and lounge with double sliding doors for separation from Living room. Open fireplace in this lounge area. 
 
Laundry is spacious with built in ironing board and drying cupboard with plenty of shelving and cupboards. Bosch clothes washer and clothes dryer. Large separate linen cupboard and a large double door storage cupboard for cleaning gear. 
 
A high power Beam central vac system is installed which is excellent and saves a lot of time. 
 
There is a separate cupboard for all the electronic systems. Bosch security alarm system. This gives a broad outline of the property.
